Don’t Forget To Ask Your Landlord These Questions Before You Sign Your Lease

Many apartment renters are so anxious to get into their new apartment home they forget to ask some very important questions that everyone should ask before they sign their lease. It is extremely important to have your questions ready when you speak with the leasing agent or landlord.

You will be able to gauge how quickly your future landlord may move on issues you may have in the future; based on how fast he or she will be able answer your questions. There is nothing better than having a fast moving landlord or management company.

Questions Regarding Rent

When is rent due and how much is it? What if you are late? Do you have a grace period?

Many properties will allow you to have a grace period of a few days. After that late fees will accrue daily.

Lease Terms

What is the length of my lease? Can I have a shorter lease term for the same price? What happens after my lease is over? Does it automatically renew or does it revert to a month by month basis?

Deposits and Fees

What types of deposits must I pay before I move in? Is the deposits refundable or will I just receive a portion back when I move out. Once I do move out how long will it take before I do receive the deposit back.

Most deposits range from a few hundred dollars to one month’s rent. By Texas law your management company or landlord must mail out the deposit refund within 30 days. If your apartment allows pets, you will have to pay an additional pet deposit. Be sure and ask how much of the pet deposit is refundable. Do they automatically take out a certain amount for a cleaning fee after you move out?

Are Utilities Included

Most utilities that you are responsible for include water and electricity. If your utilities are not included in the rent, ask your landlord for the average cost the previous tenant incurred. This should give you an idea of what you will be responsible for.

Repairs

If something breaks, are you responsible for the repairs.

Most properties will fix anything that breaks not a result of any actions by you. A great question to ask is who replaces the light-bulbs that go out.
